Brigadoon

Originally developed in 1996, this residential waterfront development was only partially built with no signs of any further interest and eventually put on the auction block. In an effort to revitalize the development, the new owners engaged BPA to design a new master plan. Through a series of collaborative meetings with the owners, real estate and marketing professionals, and Brigadoon homeowners and builders, BPA designed the new master plan. The new plan includes several new lot sizes and housing types to make the development more desirable for and accessible to people of all ages in a wider range of socio-economic groups. New regulations regarding front facades zones instead of build-to lines, set backs, building materials, landscaping, and fencing were developed to recapture the charm and character found in the typical neighborhood designs of early twentieth century America. The new master plan incorporates community amenities such as improvements to the public boat launch, a clubhouse, lakes, and parks. The plan recommends adding sidewalks and a walking trail system to facilitate connectivity among neighbors to create the sense of community and to link all residents to the water, adding value to the interior, non-waterfront lots. The developers hope to create a place that is reminiscent of the gracious lifestyle where play, community, services, and entertainment are within walking distance of home. In addition to master planning, BPA provided the owner with several artistic renderings to be used for marketing and sales.
